MFA's Partners Program Guidelines - updated 12/05

Income Caculator - use this spreadsheet to determine whether your homeowner meets Partner's income guidelines (at application must be at or below 50% AMI; at closing must be at or below 80% AMI).  There are two tabs on the lefthand corner of this spreadsheet for one borrower or two borrowers.

Loan Amount and Maturity Date Calculator - use this spreadsheet to help you determine how much to sell to MFA and how much to keep, as well as how to determine the correct maturity date for your loan.

Do not use the old version of this form, as there were slight discrepancies.  

Amortization Schedule

Packet 1 Documents- Initial Household information obtained at the time of application to Habitat
Income Eligibility Determination
•HFH Application
•Borrower's Verification of Employment AND pay stub (dated within 30 days of initial application)
•Documentation of Child Support (types of documentation include copy of divorce decree, child support enforcement statements, or signed and notarized affidavit)
•Copy of documents that pertain to any other household income (SSI annual statement, etc.  Food Stamps are not included)
Affidavit or letter from Borrower or other household member regarding no income
•Federal Tax Returns for last 3 years with original signatures (click here to order IRS transcripts or get proof of nonfiling)
•Verification of Rent for last 3 years
•Purchase Agreement (between Habitat and family)
Draft Purchase Agreement (between MFA and affiliate)

Packet 2 Documents - Submit prior to Closing.  You may not close until MFA reviews and approves packets 1 and 2.

Packet 3 Documents - Submit after closing
Payment record, if applicable - use this form or a report from your affiliate's accounting program (e.g. quickbooks, excel, etc.)

Note:  if your loan closed more than 90 days from date of income calculation from packet 2, submit the following:

•Current pay stub

•Original Recorded Mortgage w/Tax Exempt Financing Rider
•Original Recorded Assignment of Mortgage
•Original Title Policy (endorsed to MFA)
•Copy of Recorded Warranty Deed
